When purchased in 2015 this 1970's vintage, 90,000 sf two-building office project was completely irrelevant in the Phoenix office market, except for its outstanding location at the corner of 7th Street and Missouri - the 50 yard line of the burgeoning restaurant scene that had emerged along the 7th Street corridor.
After the initial purchase in 2015, this project was recapitalized in 2019 with WHI Real Estate Partners in order to execute a complete reimagining of this property.
This reimagining included a 100% renovation of all of the interior common areas and tenant spaces, creating state of the art creative office space. But most important was the construction of the "cube" linking the two buildings, and within this cube opening "Provision" - a highly popular coffee/restaurant/cocktail bar. Since completion and opening of Provision, the interior of this 3-story structure has been among the most "Instagrammed" in Phoenix. This very well received renovation led to LINK winning the 2023 RED Award for Office Building of the Year.
After stabilizing the project at rents roughly 250% above the original rents in 2015, this project was sold in 2024 and represented one of the highest per sf sales prices of that year for a Phoenix office project.
