FEATURED PROJECTS

I specialize in finding creative solutions to significantly improve the competitive position and value of office projects.  My goal with every project is to find the keys to outperforming the market.  I’ve done this with the use of aesthetic improvements, and also by correcting functional or original design flaws.  In some cases, I have been able to conceptualize and execute alternate or complimentary uses for a project.  The following are a few examples.

CAMELBACK LAKES | PHOENIX | CAMELBACK CORRIDOR

This two-building, 205,000 square foot office project is situated on a commanding 12 acre parcel in the heart of the Camelback Corridor.  Prior to acquisition this property was tired and ignored in the Class A segment of the market, and suffered from significant visibility and wayfinding issues.   The business plan included major interior and exterior improvements to address these issues.  Additionally, securing entitlements to build a multi-family project on the site allowed for a successful exit for the ownership.

ANCHOR CENTER | PHOENIX | CAMELBACK CORRIDOR

Anchor Center is a 336,000 square foot iconic project in the Camelback corridor.  Purchased in a competitive process in 2010 and sold in 2014.  The business plan for this project encompassed a transformative interior and exterior renovation, installing a highly successful new restaurant, new outdoor plaza and sitting area, and most importantly - for the first time since developed 28 years earlier - a much needed entry off Camelback Road and visitor parking.

LINK | PHOENIX | UPTOWN SUBMARKET

LINK is a 90,000 square foot office project located in the heart of the 7th Street Corridor that was completely re-imagined from a class-C late 1970's vintage office project to one of the most creative spaces in the Phoenix metro area.  Purchased in 2015 and sold in 2024, this project included a complete reconstruction of all interior spaces, and most importantly the construction of a glass "cube" connecting the two buildings, which became the home for "Provision" - a premier coffee shop, restaurant and bar.  This project won the "Office Project of the Year" in the 2023 RED Awards, and the interior of the "cube" is one of the most "Instagrammed" spaces in Phoenix.

COMPASS CENTER & BLUE SKY | PHOENIX | AIRPORT SUBMARKET

This ones complicated.  The Compass Center project began with the 2005 acquisition of a 132,000 square foot class A suburban office building and 18 acres of excess land, and eventually led to the development and operation of Blue Sky Airport Parking.  There’s a great story here, but you have to press “Read the Case Study” to read it.

OTHER PROJECTS

In over 35 years of buying and repositioning office projects, I've overseen practically every type of common area renovation imaginable, many exterior renovations, and millions of square feet of tenant suite build-outs, spec suite construction and everything in between.  Working hand in hand with JV partners (I've had great ones), brokers, architects, designers and contractors, I've been involved in every step of bringing each property to its full potential.
